Marketing Home Loans To People Purchasing Homes

In a very competitive mortgage envirnment I am at a distinct disadvantage as I am currently living in New York although my office and target market is still in Southern California. No face to face contact. My question is how can I efficiently and cost effectively reach home sellers in need of new financing for their next home purchase. My direct mail campaign to home sellers has been disappointing. Any ideas would be appreciated. Email and telemarketing marketing is a weak vehicle for the type of customers I target, A+ buyers of expensive properties

    Sounds like you need leads from the people who know who has the money and who's in the market. So either the CPA or the Realtor -- you need referrals or you need to get very targeted leads generated. I know a couple of lead generating companies that you only pay when you get an applicant.

    From the tone of your question you need to make an adjustment in your belief system. N

    Your words are seeds that bring forth your harvest. Think about the words you are saying because this is what you're believing for...this is what you're planting in your own life...

    FOCUS ON THE SOLUTION...NOT THE PROBLEM...

    Fnbk you're NOT at a distinct disadvantage...you are at a distinct advantage. Think about it by focusing on the solution instead of the problem. Just imagine with me...Think about it, IF you solve this problem people will be coming to you for the answers...why because you solved a problem to a very challenging situation.

    However if you ---Really Do--- believe you are at a "Distinct Disadvantge" why don't you just save yourself some time and just **Give Up**...that's if you really do belive what you said.

    But I don't believe you really believe it because you would not come out searching for help.

    ANSWER TO THE #1 REASON "WHY" BUSINESSES FAIL
    Do you know the number one reason why businesses fail? It's really quite simple

    "They BELIEVE in the possibility of failure"

    The bulk of the answer to your problem here and in other areas of your life has to do with your attitude.

    Enlist EXISTING CUSTOMERS...BUILD RELATIONSHIPS
    I don't know how many times I have helped people just by getting them to build stronger relationships with their existing customers and clients.


    Do you have any customers you've successfully sold? Birds of a feather really do flock together. Go to your existing customer base. Customers that you have sold and even customers that your predecessor sold. Reward them to participate in your success.

    THANK YOU'S NOT ENOUGH...
    Don't let them refer people to you and then you get complacent by just saying thank you. THANK YOU... is important but if you want customers & clients to REALLY TO remember you GO THE EXTRA MILE...REWARD THEM.

    Try direct mailing your existing customers ask them for referrals and see your results grow.

    HIRE A new copywriter.
